Is there such a thing as a “Ballpark” Homeowners Insurance quote in Florida?

 

I wish I had a simple easy answer for you but here in Florida there are so many variables that the “ballpark” answer

you are looking for can start around $800 a year and go up to as much as $3000 - $6500 dollars for the year here in Southwest Florida.  Other areas of the state can be even more. That’s a pretty big ballpark.

 

Some of the variables that can affect the rate are as follows:

 

What year was the home built?

Is it frame?

Concrete block?

How close is it to a fire hydrant?

How close to a fire station?

If the home is over twelve years old, has the roof been replaced?

What kind of roof is it? Tile, shingle, metal

What shape is the roof? Hip or Gable? Flat?

Is it your full time year round home?

Is it seasonal?  If seasonal, how much of the year will you live in the home?

                If seasonal, will you rent to others when you aren’t living in it?

How close is it to the coastline?

Do you have any pets?

Is it an investment property that will just sit vacant & unoccupied?

Is it an investment property that will be rented to others?

If rented to others – what is the length of the lease? Short term or annual?

Is there a pool?

Does the pool have a screen enclosure?

Do you want the screen enclosure insured for hurricane damage?

What deductibles do you want to carry?

Do you want replacement cost coverage on your contents?

Do you want replacement cost for the screen enclosure?

Do  you want to exclude hurricane coverage entirely?

Does the home have Chinese Drywall?

 

And that’s before we even get to the flood insurance!

Flood has a reasonably large ballpark as well. If the home is in a preferred risk area, it can be as little as $150 a year.

If it’s an older home, it depends on the elevation of the home. An older home built prior to the determination of the

Base flood requirement could run up to $1000 or more.

 

I wish I could give you a quick easy answer, but there just isn’t one. And if someone sends back some

estimates without having any of the information I mentioned, they are being disingenuous at best.

 

My best advice for you would be to find a home you are genuinely interested in and request quotes

from there. You’ll get a much more accurate answer.
